Reuse Studio Opens

Our warehouse reuse project is now complete. The former industrial building has been converted into a working studio, with its history kept visible rather than erased. Brick walls, steel trusses, and worn floors remain in place, while new elements are inserted as a clean, quiet layer. Old and new read clearly against each other.

The strategy was to touch lightly. A new steel frame carries the mezzanine and services, leaving the original structure largely untouched. Insulation, glazing, and lighting were upgraded, but the raw character was kept. The approach cost far less than a new build and preserved a building that already had daylight, volume, and identity.

New work is deliberately simple and light in tone. White partitions, glazed meeting rooms, and a steel mezzanine sit inside the old shell without mimicking it. The contrast is honest: you can tell what was always there from what we brought in. Nothing pretends to be historic, and nothing hides the structure.

Construction focused on what old buildings struggle with: insulation, acoustics, and fire strategy. Each upgrade was detailed to respect the existing fabric. The team worked closely with structural engineers to confirm what the original frame could carry before adding the mezzanine. Surprises were handled as they appeared, without losing the design intent.

The studio is now occupied and in daily use. Early feedback has centered on atmosphere: it feels both historic and modern, quiet but full of character. The exposed structure gives the space a scale and texture a new build could not easily replicate. People working there notice the building itself, which is the point.

Daylight was a major asset from the start. The warehouse's tall windows and open volume let light deep into the plan, so few new openings were needed. Glazing was upgraded for thermal performance while keeping the original proportions. Artificial lighting is layered and controllable, supporting the daylight rather than replacing it.

Sustainability came largely through reuse. Keeping the structure avoided tons of demolition waste and new concrete, while upgraded insulation and glazing cut operational energy. The project shows that the greenest building is often the one already standing—provided it is assessed carefully and upgraded with discipline.

Looking ahead, the studio is designed to adapt. Partitions can move, the mezzanine can be extended, and services were planned with spare capacity. The building has already served several uses in its lifetime, and it is ready for more. Reuse is not a single event but an ongoing relationship with what exists.
